STEP 1: Criteria
Your first step to buying a home is to first ask yourself why you want to buy a home:
- To stop paying rent? or to start building equity?
- To have a place of your own? or to raise a family?
- To move into a larger home? or investment purposes?
Then list what kind of home you’d like and the area you would like to live. Be specific. Write down your “needs” and “wants”. Be sure to consider the following:
- Specific area/neighborhood within a city
- Number of bedrooms and bathrooms
- Square footage
- House, townhouse, condo, or duplex
- Parking, storage, outdoor space
- Amenities in the building and/or in close proximity (schools, community centre, parks, transit, pool, hot tub, sauna, gym)
- Age, Pet friendly?
- How long are you expecting to live in the home you purchase? Short term, long term?
These are all questions we will discuss with you at our first meeting, in which we will review your wish list for the property you would like to purchase. This will give us a clear idea of your wants/needs when searching for the perfect home for you and it allows you to determine the most important aspects you look for in a home. This initial meeting will help the buying process run smoothly because we will understand what it is you are looking for starting on day one.
Step 2: Pre-Approval
Once you have addressed the above needs, your next step in the buying process is to get pre-approved with a mortgage broker. It is important that you find a mortgage broker who is pro-active and a great communicator.

Step 3: Showings
Once you’ve been pre-qualified and know what price range you want to stay in, we can help you determine which properties fit your needs by using the (MLS) Multiple Listing Service system to locate them.
We have the best possible resources and communication systems available to us and will help us find you the homes on the market that best match your criteria. You can search every MLS listing here on our website. Under the “Property Search” tab click on one of the areas you want to live in or click on “General Search”. Once you find a home that best meets all your needs and wants, let us know and we can book a showing with you.
